Job Description
* This position can be based in Munich or London.*
As Renewals & Retention Asset Director Northern Europe, you will be responsible for a rolling churn hotel portfolio across the Premium, Midscale and Economy brands for countries outside France and Mediterranean area.
The role ensures that hotels are retained within the group through proactive asset management and strategic portfolio oversight. This position plays a critical role in minimizing portfolio attrition and maximizing long-term portfolio value.
Responsibilities:
In this position, you will be responsible for managing a 3-year rolling view of contract expiries and other identified exit risks to maximize network retention.
The responsibilities are structured around three core pillars:
Asset performance & strong data analysis of assigned portfolio:

Drive and follow Retention Asset Deep Dive Analysis, Risk assessment, Capex analysis, brand match, owner relationship status.
Retention Management:

Definition and Follow-up closely action plan per Asset defined with Ops & Dev

Ensure stakeholders (Ops, Dev, DTS, Finance, Go to market, etc.) alignment on asset strategy and action plan
Trigger negotiation phase along with Ops teams:

Trigger Asset Retention conversation with Owner at D-3Y

Evaluate negotiation scenarios per asset (dry renewal, key money, fees ramp-up, rebranding, exit clause, etc.) and overcome negotiation.

Lead preparation of property improvement plans (PIP), term sheets, in close relationship with legal teams and DTS
Qualifications

Bachelor’s degree or higher from a Business / Hospitality School, or a specialized degree in Hospitality Management background

Minimum of 10 years of progressive experience, with a proven track record in hotel development, asset management, or corporate hospitality operations.

Understanding of hotel operations and property-level dynamics.

Knowledge expertise in hotel owner economics, financial modeling, and hospitality investment metrics.

High proficiency in data analytics and strategic problem-solving; ability to translate complex data into actionable execution strategies and monitor action plans.

Strong commercial acumen featuring advanced negotiation skills and a results-oriented mindset.

Proven experience in high-level customer and hotel owner relationship management.

Demonstrated ability to lead, influence, and drive complex, sensitive conversations with owners and key stakeholders.

Expert-level written and verbal fluency in both German and English is required. Proficiency in French is a plus.

Exceptional cross-functional collaborator capable of bridging communication between corporate teams and property owners.

Highly flexible and agile when navigating fast-paced, rapidly evolving corporate environments.

Strong emotional intelligence with a high resistance to pressure and the ability to thrive under tight deadlines.
