The NeuraGym expansion plan is one of the most ambitious physical infrastructure rollouts in European deep-tech history. Finding the right buildings, in the right markets, at the right time is a mission-critical function.
The NeuraGym Location Scout leads the site identification and real estate evaluation pipeline that makes this expansion possible. Working at the intersection of enterprise sales intelligence, commercial real estate, and operational fit analysis, you ensure that every new gym opens in a location optimized for customer proximity, technical feasibility, and long-term commercial success.
Your Mission
Identify, evaluate, and qualify NeuraGym site candidates globally - translating NEURA's growth roadmap and Founding Member pipeline into a steady flow of commercially viable, operationally ready locations that unlock the next wave of gym builds.
Key Responsibilities
Own the NeuraGym location pipeline: maintain a live database of candidate sites across all target markets (EU, US, APAC) prioritized by strategic fit and customer demand
Work closely with the Growth team to map enterprise customer concentrations and identify markets where Founding Member commitment thresholds are achievable
Evaluate commercial and industrial real estate options for NeuraGym suitability: floor load capacity for humanoid robots, ceiling height, power infrastructure, security requirements, and access control
Build and maintain relationships with commercial real estate brokers and leasing partners in target markets across DACH, Benelux, UK, US, and APAC
Lead initial lease negotiations, LOI processes, and due diligence coordination - working with Legal and Finance to advance sites through the leasing pipeline
Develop a standardized NeuraGym site assessment scorecard covering technical, commercial, regulatory, and logistical criteria
Monitor market conditions, available industrial/commercial space, and competitive activity (other Physical AI players, robotics facilities) in priority expansion cities
Present monthly site pipeline reviews to the NeuraGym leadership team with clear go/no-go recommendations and timing scenarios
Coordinate site visits with internal technical teams to validate physical infrastructure readiness before lease commitments
Track rollout and ensure the location pipeline is always one quarter ahead of targets
Your Profile
3–6 years in commercial real estate, corporate real estate, or location strategy - preferably with industrial, logistics, or tech/data center assets
Strong understanding of lease structures, LOI processes, and commercial due diligence
Network of broker and landlord relationships in one of our target markets (DACH, US, APAC)
Data-driven approach: comfortable building site scoring models and presenting recommendations with clear quantitative backing
Experience collaborating with growth/sales teams to translate customer pipeline signals into real estate decisions
International mindset with willingness to travel frequently across target markets
Fluent in English and German; additional languages (Mandarin, Japanese) are a strong asset
Curiosity about robotics, industrial automation, and the physical infrastructure requirements of AI hardware
